Wellness Trends at the Forefront of Buyer's Minds

During the pandemic, homes not only became offices but also sanctuaries and fitness centers - and the focus on a well-balanced, health-centric home has stood the test of time as we find ourselves a couple of years post-pandemic. 

One of the most pronounced trends that our team of agents has noticed while showing homes across NJ is that buyers have an increased focus on homes that offer a path to wellness, both physically and mentally. According to the Global Wellness Summit's The Future of Wellness 2026 Trends report, "Wellness residences optimize the built environment for long-term health, with a focus on things like air quality, water, light, acoustics, walk-ability and social connection. 

Here are some of the wellness trends that we are seeing these days - sellers, take note! 

Walkability Home buyers like to see themselves in a neighborhood with sidewalks and wide/safe roads, and plentiful lighting for nighttime, making for a safe pathway to walking, bike riding, rollerblading and more. Even better if they can easily get to restaurants, shops and schools.

Peaceful, Quiet Sleep Sanctuaries Lighting in bedrooms matters, and dimmable lights – or an emerging trend is Circadian lighting that mimics the time of day, plus blackout shades, are major pluses for home buyers.

Fitness Options We are hearing from many of our buyers that they are seeking a home that has a built-in fitness or yoga studio space or the potential for one – such as an extra room in the basement or an extra flex-space.

Cleaner Air and Water Newer homes must meet stringent requirements for air and water systems – buyers are seeking whole-home water filtration systems, induction cooking to eliminate gas from the air and better HVAC systems with automated air filtration systems.

What’s On and In Your Walls Matters Besides the obvious concerns with lead paint for older homes (which need to be disclosed to buyers) buyers are seeking paints with low VOC content and are focusing on environmentally friendly insulation.

Community Amenities Buyers care about proximity to amenities include fitness facilities, shops, restaurants, golf clubs, tennis/pickleball courts and more, both for their physical and mental health.

If you’re selling your home, it helps to keep these considerations in mind and stage your home creatively accordingly. Remember, you are also selling a lifestyle so stage as such – stage that small flex-room with an exercise bike and highlight that hot tub on your deck.
