We all know that home renovations significantly impact the perceived value of your home, as well as negotiations if and when you do decide to sell. That said, we also understand that while your home improvement budget is fixed, the options for renovations are endless and can feel overwhelming at times. Another reality of undertaking home improvements? One project often may leads to another...and another and another.
Take this classic recent example: one of our clients recently wanted to replace their skylights, as they were over 30 years old and starting to leak. This led directly to a full roof and attic wood paneling replacement, alongside the replacement of these four skylight units.
We've put together a short, curated list of some of the improvements that we've seen over the years that have led to the most impactful return on investment. While this list certainly isn't exhaustive, it does take into account hundreds of showings with our discerning buyers.
Hardwood Flooring Refinish/Replacement
Hardwood flooring adds a layer of warmth, unlike any other type of flooring. It can also add up to 80% return on investment, depending on the type of wood and other factors, including brilliance. Exotic woods, solid hardwood, and other high-end wood floors can be expensive to install, so we are seeing clients turn to engineered hardwood and luxury vinyl options.
Insulation Upgrade
With energy costs on the rise, it is music to home buyers ears when a home boasts energy efficiency and health upgrades. Unless your home was specially constructed for energy efficiency, you can probably reduce your energy bills by adding more insulation. Many older homes have less insulation than homes built today, but even adding insulation to a newer home can pay for itself within a few years.
Basement Conversion to Living Area
Basements can be a great way to optimize your living space. Whether it’s a stylish entertainment room or a functional guest suite, the added utility can make your home stand out in the market. Coming full circle with our point about new insulation, finishing your basement adds insulation, which can help reduce energy costs.
Closet Renovation
Custom-built closets are proven assets in terms of real estate value. House Digest did a survey and found that walk-ins are by far the preferred type of closet, with 79% of participants selecting over various other styles. Buyers like to see that hidden closet space is maximized to the full potential, and there are now so many options with custom built-in designs.
As you kick off a new year, why not show your greatest investment some love by integrating a home improvement project into your 2026 goals? And remember, we are always here for you if you'd like to bounce off ideas, or are looking for a vendor recommendation. And if you've recently undertaken a renovation, we'd love to come see it! One of our favorite things about staying in touch with our clients is hearing about how they are making their homes their own.
